BEDC Development Tour
On January 20, 2026, the BEDC Board of Directors toured the future site of Jake’s Burgers and Tacos & Avocados. Board members enjoyed a preview of the upcoming restaurants slated to open in Benbrook in March. BEDC is excited to partner with MAD Benbrook, LLC to help bring these dining options to the community.

Russell Feed & Supply
Russell Feed & Supply, located at 8704 Benbrook Boulevard, has been in operation since 1997. For over 20 years, Mr. Russell has provided farmers, ranchers, and homeowners with needed supplies, from horse and cattle feed, to pet care items, vaccination clinics, and lawn and garden products.
Located at the corner of Benbrook Boulevard and Mercedes Street, the 9,650sf feed store is a small but growing business. In September 2020, Benbrook City Council approved an agreement between the City of Benbrook, the Benbrook Economic Development Corporation (BEDC), and Kenny Russell to redevelop that corner. The original store was demolished, and the new 16,000sf building was constructed to include enhanced material and architectural elements and to accommodate city-funded public art features to help elevate the City’s brand on this prominent commercial corridor.
As part of the beautification efforts associated with this project, the BEDC and Russell Feed partnered to develop a hardscape and landscape design that enhances the aesthetics in front of the store and along Benbrook Boulevard. The BEDC selected elements that celebrate Benbrook's history while incorporating a digital stone feature that announces city activities. Native plants and grasses commonly found in the area were included, with careful consideration given to water conservation.
The construction project was completed and the new store was opened in 2022.

MAD Concepts Group Announces Restaurant Park Development in Partnership with the Benbrook Economic Development Corporation
MAD Concepts Group (MAD Benbrook, LLC) in collaboration with the Benbrook Economic Development Corporation and Blue Plate Network, proudly announce the groundbreaking of a new restaurant park development at the southwest corner of Benbrook Boulevard and Westpark Drive. This project will feature two full-service restaurants, each offering a full bar, spacious outdoor seating, and an inviting "backyard" experience with dedicated play areas for families and children.
The new development will introduce Jakes Burgers, a DFW staple, and Tacos & Avocados, a fresh Mexican food concept, to the Benbrook community. These restaurants, ranging from 4,000 to 5,000 square feet, will provide a dynamic dining atmosphere that blends exceptional food with a lively, social environment. Additionally, a 1.5-acre backyard area will be designed to foster community engagement, offering a welcoming space for gatherings, outdoor entertainment, and casual dining.
About Jakes Burgers
Jakes Burgers, a well-established brand with 12 locations across the Dallas-Fort Worth area and Waco, was founded in 1985 at the corner of Skillman Avenue and Abrams Road in East Dallas. Acquired by MAD Concepts Group in 2021, Jakes has since evolved beyond its roots in burgers and beer. The brand now offers an expanded menu designed to appeal to a broad audience, all while maintaining its commitment to Fresh, Friendly, and Fun dining experiences.
About Tacos & Avocados
Tacos & Avocados, developed by the MAD Concepts team, presents a Mex-Tex culinary experience that fuses traditional Mexican cooking techniques with Texas-inspired flavors. Signature menu items include authentic Birria and Barbacoa, along with Shiner-Braised Brisket Tacos, Fire-Grilled Fajitas, and Queso Blanco. The menu also emphasizes fresh and health-conscious options, such as avocado-based dishes, hummus with vegetables, grilled avocado shrimp cocktail, and Molcajete-style guacamole. Each dish is crafted in a scratch kitchen using only the freshest ingredients.
A Commitment to Community Impact
The development is expected to generate up to 150 new jobs, contributing to local economic growth. MAD Concepts has a strong history of community engagement, actively supporting schools and local organizations through fundraising and sponsorship initiatives.

A Vision for Community Activation
MAD Concepts’ vision for this project extends beyond dining – it aims to create a year-round community destination. “If this site were simply a park, it would be activated only a few times a year for special events. Instead, we are developing two high-quality restaurants with an engaging yard that will serve as an energized gathering place year-round. We envision the community utilizing this space for family-get-togethers, outdoor movie nights, post-game celebrations, and much more.” – Carter Wilson, Founder, Blue Plate Network.

Commerce Centre
The Commerce Centre development consists of seven buildings and forty suites, located at 4800 Benbrook Blvd. in Benbrook. Originally constructed in 1985, the center had become a distressed property as a result of significant deferred exterior maintenance. In October 2023, JVEP Commerce Centre, LLC, purchased the property with the desire to refurbish the exterior of the Commerce Centre to improve the sustainability of the property and improve the area. Mr. Maguire believes these improvements are critical to retain and recruit quality tenants while keeping current businesses and jobs in the Benbrook community. This effort closely aligned with the mission and objectives of the Benbrook Economic Development Corporation (BEDC) to “Build a Better Benbrook” by investing in projects that strengthen business enterprise and improve quality of life within the community.
Recognizing the positive economic impact of this redevelopment, the BEDC partnered with JVEP Commerce Centre, LLC to support these critical improvements. The partnership was designed to help retain existing tenants, attract new businesses, and encourage job creation within the City of Benbrook.
Improvements to the Commerce Centre included:
• Replacing and repairing stucco and flashing on buildings where needed;
• Sealing and painting the exterior of all seven buildings;
• Replacing gutters throughout the center as needed;
• Replacing exterior lights throughout the center as needed;
• Restriping the existing parking lot;
• Updating landscaping throughout the center;
• Replacing irrigation as needed;
• Replacing two fences;
• Adding new garage doors for the eleven warehouse buildings;
• Updating the existing signage.

Sir Speedy
In January 2023, T3 Print, LLC, dba Sir Speedy, was awarded a SFG by the Benbrook EDC to assist Mr. Thurman with the repurposing of his newly purchased building located at 8001 Lifford Street. The facade was outdated, and the building had sat vacant for many years. Mr. Thurman proposed improvements to the building to achieve a more modern and professional appearance, which aligned with the mission and objectives of the BEDC. In recognition of the anticipated positive impact on the property and the area, the BEDC approved the partnership.
The funded improvements on the property included:
• Paint the outside of the building;
• Repair and stripe the parking lot;
• Install signage;
• Add light fixtures;
• Install handrails;
• Install locks and doorknobs.
The project was completed in April 2023.

3500 Williams Road
In May 2022, Kimberly Niles, owner of HomeMasters, LLC, purchased 14 of the 16 units in the shopping center located at 3500 Williams Road in Benbrook. Originally constructed in 1976, the center had become a distressed property as a result of significant deferred exterior and interior maintenance.
Ms. Niles acquired the property with a vision to comprehensively refurbish both the exterior and interior of the shopping center, improving its long-term sustainability and enhancing the surrounding area. This effort closely aligned with the mission and objectives of the Benbrook Economic Development Corporation (BEDC) to “Build a Better Benbrook” by investing in projects that strengthen business enterprise and improve quality of life within the community.
Recognizing the positive economic impact of this redevelopment, the BEDC partnered with Ms. Niles and HomeMasters, LLC to support these critical improvements. The partnership was designed to help retain existing tenants, attract new businesses, and encourage job creation within the City of Benbrook.
Improvements to the shopping center included:
• Milling, repairing, overlaying, and restriping the existing parking lot;
• Replacing all windows and exterior doors;
• Installing new signage on the front of the individual suites to create a cohesive appearance;
• Painting the brick and siding on the entire building;
• Updating the landscaping; and
• Replacing the metal on all building canopies.
Although Ms. Niles was unable to purchase the remaining two units, those units were included in the improvement project to ensure a cohesive, upgraded appearance across the entire shopping center.
