Floodplain Development Requirements
All development in the City of Benbrook needs local and state permits. The City's ordinances and building codes guide and regulate construction in the floodplains. Without these provisions, flood insurance through the National Flood Insurance Program (NFIP) would not be available. Any development in the floodplain without a permit is illegal and should be reported to the Community Development Department at 817-249-3000.
The City of Benbrook participates in the NFIP. As a participating community, the city has adopted Floodplain Management practices through several ordinances that severely limit the development allowed in the floodplain.
The City of Benbrook standards require all new structures be constructed 2.0 feet above the 100-year floodplain water surface elevation.
When developing in the floodplain, the developer must submit a Flood Study to the city showing the 100-year floodplain water surface elevation of both the current land use and future land use assumptions. For property with any portion located in the 100-year floodplain, regardless of the structure location, a flood insurance policy may be required by the mortgage lender.
The Community Development Department is available to make site visits to review flooding issues, drainage problems, and provide one-on-one advice to property owners pertaining to development, renovation, and flood protection measures.
